Flood Insurance Is Its Own Policy
A typical homeowners policy does not cover outside water that rises into the house. Coverage usually comes through an NFIP policy or a private flood policy, so call your agent to confirm what you actually have. Whichever policy applies, the adjuster wants evidence of the damage before it hits the curb.
A photo set, the moisture log and a room-by-room list of what was thrown out all make the claim easier to settle. Request copies of all of it when the work wraps up. If no adjuster has come out yet, check with your carrier about starting cleanup, because weeks of wet walls only grow the damage.
Dispatcher tip: Snap a picture of the waterline on the wall and save a small square of carpet and pad before anything is hauled away. Adjusters ask for both constantly.
